An association works best when its owners are informed and engaged. The most effective thing any owner can do is to stay aware of how the Association is being run, and to take part when the opportunity arises.
Read the notices you receive, keep copies of Association communications, and know what the governing documents and Connecticut law require. The Your Rights page summarizes the rights every unit owner holds regarding meetings, records, and finances.
Directors are elected by the owners at the Annual Meeting. Attending and voting is the most direct way to shape who serves on the Board. Owners who cannot attend in person may vote by proxy, so that their voice still counts.
The Board is made up of owners who volunteer to serve. An association is only as sound as the people willing to do the work. No prior Board experience is necessary — only integrity and a willingness to serve the community.
Whatever the state of Association governance at any given moment, unit owners hold a set of rights that do not depend on the Board's cooperation. These are set out in full, with citations, on the Your Rights page. In summary:
These rights are described here for reference. They belong to every owner and may be exercised when and as owners see fit.
